Description

The J. Pilla Group work is completed on this 131,355 sf steel, block and plank structure. Located on the first three floors is the shelter portion housing a 200 bed shelter. The housing portion is located on floors 3-9 and will contain 111 studio apartments for low income housing. The Building will have such amenities as laundry rooms, community spaces, commercial space, pantry kitchen, solar panel array, generator and a commercial kitchen.

With 135 permanent units and a 200-bed transitional shelter for working homeless single adults, the project will offer 111 studios for single adults earning no more than $21,175 annually, seven one-bedroom units for households of two earning no more than $34,550 annually, 17 two-bedroom units for families of three earning no more than $46,620 annually, and one superintendent unit. Total development cost is $62.8 million. NYC Dept. of Housing Preservation and Development will provide Low-Income Housing Tax Credits and $5.7 million in City Capital toward permanent financing. NYC Housing Development Corporation will provide $22.3 million in tax exempt bonds and $16.3 million from corporate reserves toward construction financing. The NY State Energy Research and Development Authority will provide a $163,000 grant in permanent financing. CPC is providing an $18.3 million permanent loan through a private pension fund for the transitional housing portion. Bank of America will act as lender.
